Pre-Purchase Electrical Inspections

Electrical Testing

RCD Safety Switch Testing

Insulation Resistance Testing

Insulation testing measures cable condition using high-voltage testing equipment. Deteriorating insulation allows current leakage creating shock and fire hazards. We test insulation resistance throughout electrical circuits identifying damaged cables requiring replacement. Minimum acceptable insulation resistance depends on circuit voltage but typically 1 megohm or higher indicates good insulation. Properties with old fabric or rubber-insulated wiring often fail insulation testing requiring rewiring.

Earth Continuity Testing

Proper earthing is essential for electrical safety and RCD operation. We test earth continuity throughout properties, measure earth electrode resistance, verify earth bonding to services, and check earth connections integrity. Faulty earthing creates shock hazards and prevents RCDs operating correctly. Earth resistance should be under 100 ohms, preferably under 25 ohms. Circuit Testing

We test electrical circuits measuring voltage, current, and continuity. Circuit testing identifies loose connections, overloaded circuits, voltage drop problems, and circuit protection adequacy. Proper testing requires specialized equipment and electrical knowledge. Common Electrical Hazards

Old Wiring

Homes built before 1970 often have dangerous old wiring including fabric or rubber-insulated cables, deteriorating insulation, inadequate circuit capacity, and no earthing. Old wiring creates fire and shock hazards requiring immediate attention. We identify old wiring recommending replacement priorities. Overloaded Circuits

Circuits loaded beyond safe capacity overheat creating fire risks. Signs include warm outlets, frequently tripping breakers, dimming lights when appliances operate, and burning smells. We identify overloaded circuits measuring current draw and comparing with circuit capacity. Overloading requires load redistribution, additional circuits, or appliance circuit upgrades. Missing RCD Protection

Properties without RCD safety switches lack essential shock protection. RCDs are mandatory for new electrical work and strongly recommended for all homes. We identify circuits lacking RCD protection recommending upgrades. RCD retrofit prevents electrocution from appliance faults or damaged wiring. All power point and outdoor circuits should have RCD protection. RCD installation is straightforward safety upgrade providing significant protection.

Non-Compliant Smoke Alarms

Properties must have compliant smoke alarm installations. We verify smoke alarms in required locations, correct types installed, interconnected operation, and hardwired to mains power.
